Infra-red thermographyMoisture detectionUsing a thermal image camera, finding concealed moisture is fast and non-destructive. There's no need for expensive and invasive stripping out. The process can not only locate moisture but also creates an image showing temperature variations. Leaks and inherent dampness create a temperature difference and this is highlighted by the camera. Our trained technicians use the data to determine the source, depth and spread of the moisture, the areas affected and areas at risk. Leaks several metres away from the source and inherent problems like rising damp and badly maintained property are also identified. Mould and condensation The thermal camera is fitted with a dew point indicator and alarm. By highlighting areas of low thermal insulation, our technicians can differentiate between leaks, and areas at risk from condensation or mould. Without the right equipment and competent technicians, condensation might be interpreted as water damage, incurring drying costs when the actual remedy required is increased ventilation. Building defects Exterior neglect creates internal problems. Thermal imaging can indicate defects like cavities bridged by badly fitted double glazed windows, faults involving blocked drainage holes and casement packing, and missing insulation causing cold spots and consequent condensation problems. |

Moisture detection without damage to property is very difficult. The Protimeter MMS has a scan mode but this can be misleading, especially as some older breeze blocks contain Carlite, which reads wet when scanned, as do metal and electrical cables. A family of four can produce up to 20 litres of moisture a day. Without ventilation, this will be absorbed into the building! |
